2011 saw the numbers of first-time buyers declining, while there was a marked increase in people buying for investments. Good places to invest in are small dwellings, such as duplexes and condos. Your monthly mortgage payment will then be covered by the tenant’s rent. This is a good way of paying yourself every month without doing any manual labor. However, be aware that there will be repairs and upkeep with these investments.

When you are ready to sell your home, try to wait for a n active market. Here the agent comes in with his knowledge of trends and prices. When the time comes for the open house make sure that all the little repairs have been attended to, that there has been a thorough cleaning of the premises, and any upgrades, such as painting or other cosmetic improvements are done.

As you work on getting your house in order, opt for someone who is knowledgeable in that area. The right choice of paint and flooring is imperative, and an expert can help greatly with this. Such things as painting the kitchen cupboards or laying some good quality laminate flooring in a couple of rooms can update the appearance of your home.

When purchasing a home, a home inspection is suggested. And on moving day or before, you have the option of a walk- through to check that all is in order. This is done to be certain that the buyer has kept his end of the contract.

Also when buying, do not overlook the available foreclosures. The asking price will be much below the value and the monthly payments will also be below average. Having a professional real estate agent doing the work for you will be invaluable in the end.
