Friends and Family or Rental Income?

Of course, one of the great things about having a property in France is that you can share your holiday home with your loved ones and let them experience a fantastic time in the beautiful region of France you have chosen. Your friends and family will truly appreciate the chance to spend some time in the gorgeous French countryside or by the beach.

Maintaining Steady Rental Income. However, the disadvantage to letting your friends and family use your France property is that if you have purchased the property with the intention of renting it out to pay for your mortgage, you will be losing out on that rental income every time a friend or relative stays in your France property instead of a paying tenant.

This is true especially during peak season (which is when your guests will want to stay) you will be missing the highest rates for renters. Peak season is when rental real estate in France earns the most money and gets the most repeat renters, so if you are concerned with maximizing the income of your property, you will have to explain to your friends and family that the property must be available to paying customers at peak times so that you can afford to keep it. Don’t be worried about offending your friends and family, if you explain to them the logistics of it and that your holiday home is actually a money-making venture as well as a personal luxury, they will surely understand.

Creating a Compromise. So if it is not financially viable to invite your friends and family to stay at your real estate in France during the peak season, perhaps you can create a compromise and let them use your holiday home during the off season? This is the time of the year when you will have the least renters and you will be charging them lower prices, so it is not as much of a loss for you if a family member or relative spends a week or two at your property.

Also, chances are that you will be wanting to enjoy your holiday home in France for a few weeks out of the year, and if you time it so that you and your friends and family members go together, this can be a great set up. If you have a large enough house, you can enjoy your holiday as a group and spend some quality time together. Although friends and family can put a dint in your property rental earnings, it is fun to share your beautiful holiday home with them and give them the pleasure of a getaway in France. What do you do when friends and family want to stay at your property in France, but you need to rent to paying guests to make it financially viable?
