To an ordinary person, agents and brokers of real estate business are conceived as one and the same. This really is one fallacy that should be corrected. There is a great difference between the two.

Did you know that a real estate professional needs to be licensed? Let me assume that a broker and agent are professionals – and indeed they are in their chosen field. So one major difference between these two is on the license they hold in practicing the profession. Before a person can engage in the legitimate business of buy and sell of properties, they have to take state real estate examinations. The exam for the broker is different from the test undertaken by the agent.

In preparation for the state examination for licensure, both need to undergo schooling. The level of training is also different from each one since they have differing licenses. The broker who will assume supervisory role has additional coursework to complete.

The difference has a domino effect. Since the supervisor has more schooling, he or she has more responsibilities as far as the buy and sell transactions are concerned. Agents fall under them. But there are times when a broker is also the agent or vice versa – in the transaction. This is to say also that when one works as independent realtor, he must also be a broker.

A brokerage company can have many employees – many agents but it may have just one broker. They perform the same functions in any property buy and sell transaction; however, the burden of responsibility pertinent to the agent’s transaction rests on the shoulder of the broker. The assumption of this responsibility entails the latter to a certain percentage on the commission to be collected by the former.

When you are the client, you will rarely notice any difference between these two. The agents are licensed and had already ample training in the job and as such they can provide you with all the necessary services. They can take you to the recommended house as much as the supervisory consultant can do. And if you are the seller, they can bring you to the different connections for the sale of your house. The personal touches of both of these two types of property consultants are almost identical.

Both real estate counselors will render the same level of service. If you have initially contacted an agent and you are not satisfied with the services, you can always go to his or her broker and ask for a replacement. If you have queries or apprehensions, and the lower of the two cannot give satisfying answers, then you can always resort to the supervisor. Every agent is backed up by his or broker.
